What We Do
Ten Thirty One Exchange Transactions, Inc. acts
as "Qualified Intermediary" or "QI" for your 1031 exchange transaction.
We provide a written exchange agreement that includes the terms required by the Internal Revenue Code to
qualify the transaction. Upon receipt of your Contract for the sale of your relinquished property, we provide you
with an Assignment of your Contract. We contact your closing agent on your sale and arrange for a smooth closing.
We execute the settlement statement, as your QI in the transaction. We receive your closing funds, which we hold
pending your subsequent purchase.
We receive your written notification of replacement properties identified by you (within 45 days of closing on your
relinquished property).
And, within 180 days of closing on your relinquished property, upon receipt of your Contract for the purchase of your
replacement property, we provide you with an Assignment of your Contract. We contact your closing agent on your sale
and arrange for a smooth closing. We wire funds for closing from your proceeds previously received by us.
We execute the settlement statement, as your QI for the transaction.
